Tenant Screening
Finding quality tenants is the single most important thing any property
manager can do. With quality tenants, rents are paid timely, the property
is maintained nicely, and the tenants stay in your property for years. To
do this well takes a lot of work, but is money well spent by you. We do
our part by conducting extensive credit and background screening on all
tenants and utilizing our rigorous rental application.

Rent Collection
Ask any property manager about rent collection and they will tell you
rent collection is easy until it is not. We have a proactive approach
to rent collection which involves multiple emails, texts and phone calls
prior to rent being late and after rent is late. We offer multiple options
for payment; check, money order, ACH transfers, credit card, and automated
payment processing at partner retailers. Tenants can pay online, mail us
payment, put in our lockbox, or hand deliver. We try to take all of the
tenant excuses out of paying rent!

Maintenance
When tenants have a problem with the property, they want it fixed immediately.
As a process driven organization, we are always looking to improve tenant
satisfaction. In this area, the only way to do that is with faster and better
communication between the tenants and the vendors. We provide automated
services to the vendors to better respond to the tenants all the while watching
and judging their performance based on tenant feedback. These systems, when
integrated correctly, keeps tenants happy and in your property for longer.

Financial Reporting
Financial reporting used to be what separated the good from the bad property
management companies. These days, if you do not get automated financial
reporting, your property manager is trapped in the 19th century and you need
to run, not walk to a new company. Like any reputable property management
company, we provide all financial documents on both a monthly and yearly basis
so you can keep track of your investment.

Even with top of the line tenant screening, rent collection, and maintenance

go through a divorce, have medical issues or lose a job and are unable to
pay rent. Sometimes even with our best processes, an off-target tenant

an eviction protection option, protecting you from eviction costs up to
$2000, if desired.
